Philosophy
We believe attractive and consistent absolute returns can be achieved in various market cycles by employing a disciplined investment approach to investing in real estate companies. We strive to achieve superior, stable risk-adjusted returns with low correlation to other asset classes.
Approach
Our investment approach centers on our analyses of valuation, balance sheet strength, real estate quality, business model viability and management team quality. We invest in real estate securities and other publicly traded real estate-related companies; mortgage REITs and mortgage originators; homebuilders; commercial real estate brokerage companies; and land developers. We invest across the entire capital structure. For long investments, we employ a bottom-up approach using Cohen & Steers' proprietary research as well as a valuation model guided by top-down themes. For short investments, we seek opportunities to generate alpha and hedge market risks. Our competitive advantage is driven by our "information advantage" and in-depth proprietary research.
